Notwithstanding the area and other requirements
specified for the zones in the area fronting on State Highway Route
206, no development on new lots created after the adoption of this
Part 5 with driveway access to or from Route 206 is permitted on such
highway frontage without specific Planning Board approval based on
considerations of traffic safety and lack of alternate access. The
provision of access from interior streets instead of from the highway
and the provision of buffer areas under cluster development to reduce
exposure to noise shall be emphasized.
