In expansion of the declaration of legislative intent in § 250-3 and the community development objectives contained within § 250-5 of this chapter, it is hereby declared to be the intent of this cluster development article to provide the opportunity to cluster single-family homes within a development to provide for the cost-effective construction of public improvements, preservation of open space and the development of well planned residential neighborhoods.

A. 
All cluster developments shall meet standards as provided for in § 250-52 of this chapter, with the exception of § 250-52D(1) through (6), for cluster developments in the R-2 and R-3 Residential Districts. Cluster developments in the R-2 and R-3 Residential Districts shall meet the following dimensional standards:
(1) 
The maximum density of a site shall not exceed the maximum density requirements of the original zoning district.
(2) 
Minimum lot size: 10,000 square feet in the R-2 Residential District and 8,000 square feet in the R-3 Residential District.
(3) 
Minimum lot width: 80 feet.
(4) 
Front yard: 20 feet.
(5) 
Rear yard: 20 feet.
(6) 
Side yard: 12 feet.
B. 
All cluster developments shall meet standards as provided for in §§ 250-53, 250-54, 250-55 and 250-56 of this chapter.
