Zoning standards. All projects which are not a 100% affordable housing development shall follow those standards prescribed in § 203-39, 5A Five Acre Residential District.
Must be connected to sewer and directly abutting the PUD Zone;
follow all requirements of RSIS; and follow the yard and width requirements,
building height requirements, impervious and building coverage requirements
of Option 3 within the 5A Five Acre Residential District.
All affordable units shall be subject to deed restrictions imposing
affordability controls in accordance with the Uniform Housing Affordability
Controls, N.J.A.C. 5:80-26.1 et seq. ("UHAC"), for at least 30 years
from the date of initial occupancy, and shall fully comply with UHAC
unless specifically exempted therein, including but not limited to
the required bedroom and income distribution with the sole exception
that 13% of the affordable units (fractional units shall be rounded
up) within each bedroom distribution shall be required to be for very-low-income
households earning 30% or less of the median income.
