[Amended 6-15-2010 by Ord. No. 385]

For the purpose of this chapter, the Borough is hereby divided into districts which shall be designated as follows:

FW Floodway District
FF Flood-Fringe District
C Conservation District
AT Appalachian Trail Overlay District
R-S Residential Single-Family District
R-T Residential Two-Family District
R-M Residential Multifamily District
N-C Neighborhood Commercial District
C-G Commercial General District
M Manufacturing District
A.

The boundaries of the C, R-S, R-T, R-M, N-C, C-G, and M Districts shall be as shown upon the map attached to and made a part of this chapter, which shall be designated "Zoning Map." The said map and all the notations, reference, and other data shown thereon are hereby incorporated by reference into this chapter as if all were fully described herein.

Editor's Note: The Zoning Map is on file in the Borough offices.

B.

The boundaries of the FW and FF Districts shall serve as overlays to the underlying districts as shown on the Official Zoning Map, and as specifically described in the Floodway Data Table and one-hundred-year-flood delineation in the Flood Insurance Study prepared for the Borough by the Flood Insurance Administration dated June 1979. The said study and accompanying maps and all notations, reference, and other data shown thereon are hereby incorporated by reference into this chapter as if all were fully described herein.

C.

The AT District shall overlay the underlying districts as shown on the Official Zoning Map. The AT District shall extend 100 feet in either direction from the Appalachian Trail. In the event the precise dimensions of the Appalachian Trail are not certain, the Appalachian Trail shall be presumed to be five feet in width.

[Added 6-15-2010 by Ord. No. 385]

A.

The boundaries between these districts are, unless otherwise indicated, either the center lines of streets, alleys, rights-of-way, lot lines, or such lines extended, or lines parallel thereto.

B.

Where figures are shown on the Zoning Map between a street, alley, right-of-way or lot line and a district boundary line, they indicate that the district boundary line runs parallel to that line at a distance therefrom equivalent to the number of feet so indicated.

C.

Where district boundaries are not clearly fixed by the above methods they shall be determined by the use of the scale of the Zoning Map.
