A. 
For the purpose of this Chapter, the City of Dexter, Missouri, is divided into the following districts as follows:
1. 
"A-1" Agriculture District
2. 
"R-1" Single-Family Residential
3. 
"R-2" Multiple-Family Residential
4. 
"C-1" General Business District
5. 
"C-2" Highway Commercial District
6. 
"I-1" Light Industrial District
7. 
"M-1" Mobile Home District

A. 
Incorporation Of The Zoning Map. Said districts are bounded and defined as shown on a map entitled "Zoning Map of the City of Dexter, Missouri" and said map and all its notations, references and other information shown thereon shall be as much a part of this Chapter as if the notations, references and other matters set forth by said map were all fully described herein. Where uncertainty exists as to the boundaries of the districts as shown on the Zoning Map, the following rules shall apply.
1. 
Boundaries indicated as approximately following the centerline of streets, highways, alleys or other public rights-of-way shall be construed to be said boundary.
2. 
Boundaries indicated as approximately following platted lot lines shall be construed to be said boundary.
3. 
Boundaries that divide a lot or parcel of property, location of any such boundary shall be determined by the use of the scale appearing on such map.
4. 
Where the boundary of a district follows a railroad line, such boundary shall be deemed to be located in the middle of the main tracks of said railroad line.
5. 
Where the boundary of a district follows a stream, lake or other body of water, the boundary should be the limit of the jurisdiction of the City, unless otherwise indicated.
B. 
Revised Zoning Map. This Section of the City Code of the City of Dexter, Missouri, is hereby amended to provide for the substitution of a revised Zoning Map of the City of Dexter, Missouri, for the original Zoning Map. Said revised Zoning Map shall incorporate all changes in zoning districts and boundaries which have been duly adopted by the Board of Aldermen from the date of the adoption of the original Zoning Map of the City of Dexter, Missouri. In all other respects, this Section shall remain as is.

Except as hereafter provided, no building or land shall hereafter be used or occupied and no building nor part thereof shall be erected, converted, enlarged, reconstructed or structurally altered which does not comply with all the district regulations established by this Chapter for the district in which the building or land is located.

A. 
Annexation. In the event that new territory becomes a part of the area of jurisdiction of this Chapter by reason of annexation, consolidation or detachment from any municipal corporation or otherwise, such territory shall be unzoned until and unless otherwise zoned in accordance with the amendment proceedings hereof, provided however, that any zoning classification in effect prior to such annexation or other extension of jurisdiction shall remain in full force and effect until changed or amended in accordance with the procedures and requirements prescribed for such change or amendment by this Chapter.
B. 
Zoning. Owners of newly annexed properties must apply for zoning of said annexed properties within sixty (60) days of the annexation.
1. 
No permits for any construction or improvements shall be issued for unzoned properties.
2. 
No City water or sewer connections will be allowed for any unzoned properties.
