The purpose of the Residential Mobile Home District is to provide an area specifically for the location of manufactured/mobile home dwellings within the Township, to provide reasonable standards to protect the health, safety and welfare of the residents of manufactured/mobile home dwellings as single-family dwellings and manufactured/mobile home parks/communities; to provide standards which will encourage the installation of public facilities and preservation of public open space; to provide for the public convenience; and to otherwise create conditions conducive to carrying out the purpose of this chapter.

A building may be erected or used and a lot may be used or occupied for any of the following purposes:
A. 
Manufactured/mobile home dwellings when located in a manufactured/mobile home park/community established and maintained and permitted in accordance with Chapter 14, Manufactured Homes and Manufactured Home Parks, Part 1, Manufactured Home Parks.
B. 
Manufactured/mobile home dwellings as single-family dwellings.
C. 
Single-family dwellings.
D. 
Home occupation.
E. 
Accessory uses on the same lot with and customarily incidental to any of the above permitted uses.

The Board may authorize as a special exception the following uses:
A. 
Apartments, townhouses, garden apartments and conversion apartments, in accordance with the standards set forth in Part 7 of this chapter.
B. 
Accessory uses customarily incidental to the above uses.

The lot area per single-family dwelling unit shall be not less than 10,000 square feet and the lot width measured at the building setback line shall be not less than 80 feet, provided that public water and sanitary sewer services are provided.

Total coverage shall not exceed 40% of the area of the lot.

Each lot shall have front, side and rear yards not less than the depth or width indicated below.
A. 
Front yard depth: not less than 35 feet.
B. 
Two side yards widths: not less than 15 feet each.
C. 
Rear yard depth: 35 feet.

The height of a principal building shall not exceed 35 feet. The height of an accessory building shall not exceed 14 feet.

Off-street parking shall be provided in accordance with the provisions of Part 24 of this chapter.

Signs shall be provided in accordance with the provisions of Part 23 of this chapter.

All manufactured/mobile home dwellings used as single-family dwellings must have towing tongues removed and be placed on permanent foundations approved by the Township.

1. 
All manufactured/mobile home dwellings located in manufactured/mobile home parks/communities established and maintained and permitted in accordance with Chapter 14, Manufactured Homes and Manufactured Home Parks, Part 1, Manufactured Home Parks, shall not be subject to the regulations of §§ 27-804, 27-805, 27-806, 27-807, 27-808, 27-809 and 27-810 herein.
2. 
All manufactured/mobile home dwellings used as single-family dwellings as well as all single-family dwellings shall be subject to the regulations of §§ 27-804, 27-805, 27-806, 27-807, 27-808, 27-809, and 27-810 herein.
3. 
Where a subdivision of land or a land development occurs, the provisions of Chapter 22, Subdivision and Land Development, shall apply.
