It is the specific intent of this article to:
A. 
Accommodate high-density subdivision to be developed in areas of the Township where public sewer and/or water system network may be logically extended.
B. 
Provide flexibility in dimensional standards based on their interdependent relationship with the provisions of public facilities.
C. 
Provide appropriate dimensional standards for residential developments that predate this chapter.
A building may be erected, altered or used and a lot may be used or occupied for any of the following purposes and no other:
A. 
Single-family detached dwelling; and
B. 
Accessory uses and buildings in accordance with § 310-44 of Article VIII of this chapter.
A. 
Minimum lot area, lot width and yards.
(1) 
Minimum lot area:
(a) 
One acre (43,560 square feet), if on-site water and sewage systems are used.
(b) 
One acre (43,560 square feet), if either public water or public sewer is used.
(c) 
Twelve thousand square feet, if both public water and public sewer are used.
(2) 
Minimum lot width: 70 feet, to be measured at the building line.
(3) 
Front yard: 25 feet.
(4) 
Rear yard: 25 feet.
(5) 
Each side yard: 10 feet.
B. 
Maximum permitted height for buildings: 35 feet.
C. 
Maximum lot coverage.
(1) 
Building coverage: 20%.
(2) 
Impervious coverage: 35%.
