In accordance with the Pennsylvania Consolidated Statues, Title 34, regarding the Pennsylvania Game Commission's Game and Wildlife Code Section 721 requirements, any lands owned by the Pennsylvania Game Commission are not subject to the requirements of this chapter. It is the intent of the Natural Area (NA) Zoning District to preserve all types of natural resources within Halfmoon Township from the impact of rural and/or urban development, and to promote the conservation of open spaces, water resources, woodlands, wildlife, scenic areas and natural vegetation.
A. 
Uses permitted by right. A lot or parcel of land may be used and buildings or structures may be erected and used for any of the following purposes:
(1) 
Primary uses:
(a) 
State game and forest lands, wild land, and/or wildlife sanctuary and wildlife corridors;
(b) 
Shared use trail system may include but not be limited to uses such as walking, hiking, bicycling, horseback riding, and cross-country skiing;
(c) 
Sustainable forestry activities in accordance with accepted silvicultural best management practices;
(d) 
Seasonal dwellings.
(2) 
Accessory uses:
(a) 
Customary uses accessory to the above.
(3) 
Conditional uses:
(a) 
Park and recreation areas, including organized hunting and gun clubs, private and public camps and/or campgrounds, horse riding stables and academies, winter sports areas, and environmental education centers;
(b) 
Game farm or fish hatchery;
(c) 
Agriculture, including the tilling of land, raising and selling of crops, fruits and vegetable, raising, keeping and selling livestock and poultry, and land application of fertilizer, animal manure, and pesticides;
(d) 
Utility use, substation, transmission line or telecommunication facilities.
(4) 
Prohibited uses:
(a) 
Duplexes, multifamily or single-family dwellings;
(b) 
Commercial and industrial uses except as provided above;
(c) 
Sanitary landfills, dumps, and junkyards;
(d) 
Commercial motorized sports facilities.
B. 
Area and bulk regulations.
(1) 
Minimum lot size:
(a) 
State game and forest lands, wildlands and/or wildlife sanctuaries and wildlife corridors: none.
(b) 
Shared-use trail system may include but not be limited to uses such as walking, hiking, bicycles, horseback riding, and cross-country skiing: 10 acres.
(c) 
Sustainability forestry activities: 10 acres.
(d) 
Seasonal dwellings: 10 acres.
(e) 
Park and recreational acres, including organized hunting and gun clubs, private and public camps and/or campgrounds, horse riding stables and academies, winter sports areas, and environmental education centers: 10 acres.
(f) 
Game farm or fish hatchery: 10 acres.
(g) 
Agriculture: none.
(h) 
Utility use, substation, transmission line or telecommunication facilities: none.
(2) 
Minimum lot width:
(a) 
State game and forest lands, wildlands and/or wildlife sanctuaries and wildlife corridors: none.
(b) 
Shared-use trail system may include may include but not be limited to uses such as walking, hiking, bicycles, horseback riding, and cross-country skiing: 150 feet.
(c) 
Sustainability forestry activities: 150 feet.
(d) 
Seasonal dwellings: 150 feet.
(e) 
Park and recreational acres, including organized hunting and gun clubs, private and public camps and/or campgrounds, horse riding stables and academies, winter sports areas, and environmental education centers: 300 feet.
(f) 
Game farm or hatchery: 300 feet.
(g) 
Agriculture: none.
(h) 
Utility use, substation, transmission line or telecommunication facilities: none.
(3) 
Minimum yard setback:
(a)

Only the lands designated on the Halfmoon Township Official Zoning Map as Natural Area (NA) will be affected by this article.
