For the purpose of this chapter, the Township is hereby divided into 22 districts, which shall be designated as follows:

The boundaries of said districts shall be as shown upon the map attached to and made part of this chapter, which shall be designated the "Lower Providence Township Zoning Map." Said map and all notations, references and other things shown thereon shall be made a part of this chapter, as if the matters and things shown by said map were all fully described herein.
Where uncertainty exists with respect to the boundaries of the various districts as shown on the Zoning Map,[1] the following shall apply:
A. 
The district boundaries are the center line of the road unless otherwise shown.
B. 
Where the district boundaries are not shown to be roads, the boundaries shall be construed to be property lines or dimensions from streets or roads.

Whenever federal- or state-owned property or property owned by any federal or state agency or any political subdivision thereof is included in one or more zoning districts, it shall be subject to the provisions of this chapter only insofar as permitted by the Constitution of the United States of America and the Commonwealth of Pennsylvania.

Where a zoning district boundary line divides a lot held in single and separate ownership as of July 15, 1999, and continuously to the date application is made to use the premises in accordance with this provision, the use and other zoning regulations applicable to the less restrictive district shall extend over the portion of the lot in the more restrictive district a distance of not more than 100 feet beyond the district boundary line. This extension of the regulations into the more restricted district may be for a distance of more than 100 feet beyond the district boundary line, if the following are complied with:
A. 
Such extension is authorized as a conditional use;
B. 
The requested extension and underlying development proposal meets all the applicable requirements of § 143-80 of this chapter as a conditional use;
C. 
The appropriate buffering between the zoning districts is placed along the extended boundary line (the Board of Supervisors may impose additional conditions controlling planting/placement of fencing, shrubbery, shade trees, evergreen buffers, and/or planted berms to create a buffer beyond the normal requirements of this chapter, if deemed necessary by the Board); and
D. 
The distance of the extension does not exceed 200 feet.
