Except as otherwise provided, no building or
structure shall be erected, converted, enlarged, reconstructed or
structurally altered for use, nor shall any building or structure
or land be used or changed in use, which does not comply with all
of the district regulations established by this chapter for the district
in which the building or structure or land is located.
The following utility uses are exempt from the
provisions of this chapter: poles, wires, cables, conduits, vaults,
laterals, pipes, mains, valves or any other similar equipment, but
not including substations located on or above the surface of the ground
for the distribution to consumers of telephone, cable television or
other communications, electricity or gas.
This chapter shall apply to all structures,
land, premises and uses within the corporate limits of the City of
Schenectady, New York.
Any variance or special permit lawfully issued
prior to the effective date of this chapter or any amendment thereof
shall be deemed to be valid after the effective date of this chapter.
