The OS-1 Office Service Districts are designed
to accommodate office uses, office sales uses, and certain basic personal
services. These use districts, when not part of a shopping center
or other business district, are intended to serve the function of
land use transition between business districts and adjacent residential
districts.
The following regulations shall apply in all
OS-1 Districts, and no building, structure or premises except as otherwise
provided in this chapter shall be erected, altered, or used except
for one or more of the following uses:
A. Professional offices.

B. Medical offices, including clinics.
C. Banks, credit unions and savings and loan associations.
D. Art shops, photographic studios, and interior decorating
studios.
E. Publicly owned buildings, public utility exchanges,
and public utility offices, but not including storage yards, transformer
stations, substations, or gas regulator stations.
F. Personal services establishments, including barbershops,
beauty shops and health salons.
G. Other uses similar to those listed above.
H. Accessory structures and uses customarily incident
to any of the above uses.
Business uses such as pharmacies, stores which
supply corrective garments or bandages, optical services, office supplies
and office service establishments shall be permitted subject to the
following conditions:
A. Such uses shall be clearly accessory to a principal
use or uses permitted in this district.
B. The floor area devoted to accessory business uses
shall be no greater than 10% of the usable floor area devoted to office
use on the zoning lot.
