A.
For all new buildings or uses or additions to existing buildings or uses in all zoned districts, there shall be provided a number of parking spaces required by the specific use as prescribed in the following schedule:

B.
Off-street parking for combination of uses. The parking requirement for each use shall be computed separately, and then such requirements shall be added together to compute the total number of required parking spaces. In all questionable or doubtful cases or for uses not enumerated, the Land Use Board shall determine the required number of spaces, utilizing as a standard the requirements for the uses which are specifically enumerated.
C.
If it can be clearly demonstrated that because of the peculiar nature of any use, all the required parking is not necessary, the Land Use Board may permit a reduction in the amount of parking area; provided, however, that the entire required parking area shall be shown on the site plans so that it will be available in the event future conditions shall so require.
D.
Shared parking. Nothing in the above requirements or in this subsection shall be construed to prevent the employment of shared parking, which may be implemented in one of two manners:

On-site shared parking. For parcels containing a mixed-use building(s), on-site shared parking may be implemented.
(a)
A 50% shared parking allowance shall be permitted for combining weekday uses with evening/weekend uses in the same building. Office and retail uses are weekday uses, while residential and restaurant uses are evening/weekend uses.
(b)
Up to 50% of the parking requirement of the evening/weekend use of the building may be met through parking already provided for the weekday use. For example, a building contains retail space that requires 20 parking spaces and residential units that require eight parking spaces. The residential parking is permitted to be reduced by 50% or four parking spaces. Therefore, the development would only be required to construct 24 parking spaces instead of 28.
