A. The purpose of the OT Office Transitional District
is to provide appropriate areas wherein a limited number of acceptable
transitional uses will be permitted which are of intermediate intensity
between the uses permitted in two adjacent districts and that, without
the transitional district, those uses in the adjoining districts would
be considered incompatible to each other.
B. Permitted uses. This district shall permit offices
for the following professional trades:

(1) Licensed professional persons and licensed professional
activities limited to the following:
(a)
Medical and dental practitioners involved in
the mental, physical and dental care and treatment of humans, but
not including medical laboratories or pharmaceutical dispensaries.
(b)
Attorneys and accountants.
(c)
Real estate and appraising.
(e)
Engineering, but not including laboratories
or other facilities involving mechanical, electrical or chemical development
testing or treatment of products or instruments.
(f)
Land surveyors, architects, professional planners
and similar planning and design professions.
(g)
All educational uses.

(2) Other business and professional persons and activities
limited to the following:
(a)
Advertising agencies and consultants.
(b)
Business and management consultants.
(c)
Investment brokers and consultants.
(3) Such other professional and business services as the Board of Adjustments may determine are of a character similar to those uses listed in Subsection
B(1) and
(2) above.
C. Required conditions.
(1) Height. No building shall exceed a maximum of 2 1/2
stories or 35 feet in height, whichever is the lesser. In addition,
not more than two floors of a building, including a basement floor,
shall be devoted to office use.
(2) Front yard. There shall be a front yard having a depth
of not less than 25 feet.
(3) Side yard. There shall be two side yards, and no side
yards shall have a width of less than six feet. In addition, the sum
of the side yard width measured along any line parallel to the street
line shall not be less than 25% of the lot width on that line.
(4) Rear yard. There shall be a rear yard having a depth
of not less than 30 feet. A ground-level patio shall not be taken
into account in determining the depth of a rear yard.
(5) Minimum lot area. The minimum lot area of 10,200 square
feet shall be measured within 140 feet of the front street property
line.
(6) Minimum floor area. There shall be a minimum floor
area of 1,500 square feet. A two-story dwelling shall have a minimum
floor area on the first floor of 960 square feet.
(7) Maximum building coverage. The total ground floor
area of all buildings shall not exceed 25% of the area of the lot,
measured within 140 feet of the front property line.
(8) Building design. Buildings shall be designated with
a residential character, either as new construction or conversion
of an existing structure. Buildings with flat roofs shall be prohibited.
(9) Off-street parking. Off-street parking facilities shall be required as provided in Article
VI. No parking area shall be located within 10 feet of a street or residential district boundary not within five feet of a building or property line.
Permitted uses. This district is intended for
office buildings for the following professions, trades and businesses:
A. Licensed professional persons and licensed professional
activities limited to the following:
(1) Medical and dental practitioners involved in the mental,
physical and dental care and treatment of humans, but not including
medical laboratories or pharmaceutical dispensaries.
(2) Attorneys and accountants.
(3) Real estate and appraising.
(5) Engineering, but not including laboratories or other
facilities involving mechanical, electrical or chemical development
testing or treatment of products or instruments.
(6) Land surveyors, architects and similar planning and
design professions.
B. Other professional persons and activities limited
to the following:

(3) Investment brokers and consultants.
C. Such other professional services as the Board of Adjustment may determine are of a character similar to those uses listed in Subsections

Any use not listed in §
230-83 shall be prohibited. Moreover, none of the uses listed in §
230-83 shall include the sale of any products or merchandise nor the manufacture, treatment or conversion of any products. In addition, no such business or use shall involve any personal service of or treatment to the human body except for medical or dental care and treatment. New residential construction shall be prohibited, except that any existing residence may be expanded or enlarged subject to all of the required conditions of §
230-54. Such existing residence may also be converted to include the office of a physician, surgeon or dentist residing on the premises as provided in and regulated by §
230-49B.
