A.
Whenever a new site plan is submitted to the Planning Board or the Board of Adjustment for review and approval, it shall be the responsibility of the Administrative Assistant to the Planning Board and the Board of Adjustment, acting on behalf of either Board, to submit the site plan to the appropriate Fire Chief in either the Cedar Knolls or Whippany Fire Departments.

Following receipt of the site plan, the Fire Chief or his designee shall return a marked-up plan depicting the recommended fire lanes and/or fire zones which are necessary to ensure the safety of the public, and to provide for the proper access of police, fire or first-aid apparatus in the event of an emergency. Letters of recommendation from the Fire Chief and Police Chief shall also be submitted explaining the reasons for the particular designation. If a designation is not required at the time, the Fire Chief and Police Chief will confirm this in writing to the Planning Board. Copies of the marked-up plan and letters of recommendation shall be submitted to the Planning Board or Board of Adjustment within 30 calendar days.
C.
Following the designation of the approved fire lanes and/or fire zones by the Planning Board or Board of Adjustment and as fully shown on the approved site plan, it shall be the responsibility of the property owner, at his/her expense, to install the necessary signage and pavement markings, all in conformance with the approved site plan. The property owner shall comply with the signage and pavement marking standards governing the designation of fire lanes and/or fire zones as set forth in § 137-30. Upon approval, the property owner shall forward to the respective fire district a certified site plan showing the location of all signage and pavement markings.
