In all R-2 Residence Districts the following
uses, and no others, of lands and buildings are permitted:
A. All uses permitted in R-1 Residence Districts except the uses specified in §§
180-8A,
180-8G(1), and §
180-8H.

B. Tilling of the soil, the keeping of poultry as an
accessory use and the keeping of not more than four horses as an accessory
use for the personal use of residents on the lot on which kept, provided
that:
(1) A minimum lot area of two acres is provided for the
keeping of horses.
(2) Every building used for keeping poultry or horses,
including a barn, stable or coop, shall be located not less than 50
feet from every street line or property line.
C. A hospital, sanatorium, nursing home or similar health facility, a home for children, the aged, the handicapped or similar institutional use under the sponsorship of a religious or nonprofit community service organization; a nursery school; a day-care center; or a continuing-care facility for the elderly, when authorized as a conditional use. Uses authorized by this subsection shall comply with the special requirements of §
180-91.

In all R-2 Residence Districts, tracts of land
are subject to the restrictions and regulations established in Subsections
A through F below.
A. A lot area of not less than 20,000 square feet per
family shall be provided for every main building hereafter erected
or used in whole or in part as a dwelling. Such lot shall not be less
than 100 feet in width at the building line.
B. The maximum building coverage shall be 20%, and the
maximum impervious surface shall be 30%.
C. There shall be a front yard on each street on which
a lot abuts, which yard shall be not less than 50 feet in depth, provided
that the front yard on the long side of a corner lot may be reduced
to a depth of not less than 25 feet.
D. There shall be two side yards on every lot, which yards shall not be less than 40 feet in aggregate width, and neither of which shall be less than 15 feet in width; provided, however, that on a corner lot, which is subject to Subsection
C of this section, there shall be one side yard of not less than 15 feet in width.
E. There shall be a rear yard on every lot, which yard
shall be not less than 25 feet in depth.
F. For reverse frontage lots and corner lots, a four-foot-high berm in a landscape buffer of sufficient width shall be required along a major thoroughfare, designed in accordance with the standards of §
158-26.
G. Existing
single family semidetached dwellings and two-family detached dwellings
which were constructed prior to January 1, 2020, shall be considered
a permitted preexisting nonconforming use. The common lot line may
have a zero-foot setback. The noncommon lot line side yard setback
may be maintained but no additional encroachment is permitted. Improvements
to the property can be proposed without the necessity for a variance,
as long as the existing side yard setback is not further encroached
and the overall lot coverage does not exceed 60%.

In all R-2 Residence Districts the following
height restrictions and regulations are established:
A. No building, structure or any part thereof, other
than farm buildings, shall exceed 35 feet in height, provided that
such height limits may be exceeded by one foot for each foot by which
the width of each side yard is increased beyond minimum side yard
requirements, up to a maximum height of 45 feet.
