In all RTC-2 Residence Town Center-2 Districts
the following uses, and no others, of lands and buildings are permitted:
A. All uses allowed in the RTC-1 Districts and as permitted therein, except that multiple-family
dwellings with six or fewer dwelling units per building or lot shall
not be a conditional use.

B. The following uses when authorized as conditional
uses by the Planning Board:
(1) Residence use with more than six dwelling units in
a building or in a group of buildings, in which each building or group
of buildings is designed as a single architectural project and is
constructed, operated and maintained as a single proprietary unit,
and in which the total number of dwelling units does not exceed 50.
Height, bulk, area and buffer requirements shall
be as follows:
A. All nonconditional uses shall meet the same requirements
as prescribed for those uses in RTC-1 Districts.

B. The maximum allowable height is 35 feet.
C.
(1) Minimum lot area: 5,500 square feet per dwelling unit.
(2) Minimum front, side and rear yard: 25 feet each.
(3) Maximum site coverage by all impervious surfaces:
40%.
(4) Minimum buffering, common open space and recreation facilities and site plan review: See §
180-44 below, "Miscellaneous Requirements".
D. For multifamily dwellings designated exclusively for
senior citizens:
(1) Minimum lot area: 3,500 square feet per dwelling unit.
(2) Minimum front, side and rear yards: 25 feet each.
(3) Maximum site coverage by all impervious surfaces:
40%.
E. With off-street parking for four or more cars, excluding
single-width driveways, all lots shall be provided with at least a
five-foot wide buffer strip in the required side and rear yards and
on which no impervious cover is allowed. The buffer area must be provided
with a permanent landscape screen of trees and shrubs and/or fencing.
The purpose of the screen is to block any view of the off-street parking
lot from the street, other than along a driveway, and from all abutting
residential properties. Landscape plans shall include a minimum of
60% evergreen material. The shrubs shall be a minimum of three feet
in height at the time of planting and have a mature height of at least
five feet. Evergreen trees shall be at least five feet in height at
the time of planting and must be accompanied by low-growing material
to supplement the screen when these trees are mature and have a tendency
to lose lower branches. Deciduous trees shall have a caliper of at
least 2 1/2 inches in diameter, measured four feet above the
ground.
Other requirements shall be as follows:
A. Site plan review as required by the Land Subdivision
and Development Ordinance.
B. Open space and special buffering improvements for all uses permitted by §
180-42B(1) above:
(1) Minimum active and improved common recreation area
inclusive of all yard requirements but not within 15 feet of any residential
building: 10% of the first acre or part thereof plus 5% of every additional
acre or part thereof.
(2) Minimum passive and improved common open space area
inclusive of all yard requirements but not within 15 feet of any residential
buildings: 20% of the first acre or part thereof plus 15% of every
additional acre or part thereof.
