structures, filling for landscaping and open space areas, and other
creation of compensatory flood storage, not in excess of 40,000 square
feet, shall be located within any federally- designated Zone A Flood
Area shown on the Flood Insurance Rate Map for the Town of North Reading,
dated June 16, 2004 and further described in the Flood Insurance Study
(FIS) for the Town of North Reading dated April 3, 1978, and revised
June 16, 2004, as the location of such flood area may be altered by
a Project Applicant pursuant to provisions of applicable law.

No Improvements in Wetlands or 12 Foot Buffer

No Project improvements shall be located in (a) any wetland resource area governed by General Laws Chapter 131, Section 40, or (b) within a buffer area, twelve (12) feet in width, on the upland side of such wetland resource areas (other than in the case of any 200-foot riverfront areas, which shall have no additional buffer).
