On September 23, 1957, the Village Board by
resolution authorized and empowered the Planning Commission to approve plats showing new streets or highways. This
resolution has been adopted in accordance with Article 7, §§ 7-728
through 7-732, of the Village Law.

The following rules and regulations are adopted
by the Planning Board to secure and provide for the future growth
and development of the Village and to afford adequate facilities for
the housing, transportation, distribution, convenience, comfort, safety,
health and welfare of its population.
These regulations shall be known and may be
cited as the "Subdivision Regulations for the Village of Central Square,
New York."

These regulations, after public hearing and
approval of the Village Board, were originally adopted on November
17, 1958, by the Planning Board and became effective on such date.
The provisions of these regulations shall be
held to have been adopted for the promotion of the health, safety
and welfare of the people of the Village. These regulations are not
intended to repeal, abrogate, annul or in any manner interfere with
any existing laws, covenants, or rules provided. However, where these
regulations impose a greater restriction than is required by such
existing laws, covenants, or rules, the provisions of these regulations
shall govern.
These regulations shall apply to all subdivision
of land hereinafter made in the Village.

The Planning Board may cooperate with the Town
of Hastings in the review of subdivisions adjacent to or a reasonable
distance from the Village's corporation boundary.

The Planning Board may on its motion and after
public hearing amend, supplement or change these regulations subject
to the approval of the Village Board.

A. When in the opinion of the Planning Board undue hardship
may result from strict compliance with these regulations, it may modify
these regulations so that substantial justice may be done and the
public interest secured, provided that such modification will not
have the effect of nullifying the intent and purpose of the General
Plan or these regulations.
B. In the case of a large-scale development such as a
neighborhood unit plan which would include provisions for housing,
shopping, and recreation facilities, the Planning Board may modify
these regulations, providing such development shall include covenants,
restrictions, and other legal provisions necessary to guarantee full
achievement of such a proposed plan.

The Planning Board shall, prior to acting on
a final plat of a subdivision, hold a public hearing thereon at such
time and place as it may designate. Such hearing shall be advertised
at least once in a newspaper of general circulation in the Village
and a notice posted of such hearing in at least three prominent places
at least five days before such hearing.
