These regulations shall be known and may be cited as the "Hatfield
Township Subdivision and Land Development Regulations."
The regulations are adopted for the following purposes:
A. To assist orderly, efficient, and integrated development of land.
B. To provide for the coordination of existing streets and public utilities
with new facilities.
C. To provide for efficient and orderly extension of community services
and facilities at minimum cost and maximum convenience.
D. To ensure conformance of land utilization with the Zoning Ordinance and Act 537 Plan of Hatfield Township.
E. To promote thereby the health, safety, morals, and general welfare
of the residents of the Township.
F. To secure equitable handling of all subdivision and land development
plans by providing uniform procedures and standards for observance
by developers and the Board of Commissioners.
The provisions of this chapter shall be held to be minimum requirements
to meet the above-stated purposes. Where the provisions of this chapter
impose greater restrictions than those of any statute, other ordinance,
or regulation, the provisions of this chapter shall prevail. Where
the provisions of any statute, other ordinance or regulation impose
greater restrictions than those of this chapter, the provisions of
such statute, ordinance or regulation shall prevail.
No subdivision or land development of any lot, tract or parcel
of land shall be made, no street, sanitary sewer, storm sewer, water
main or other improvements in connection therewith shall be laid out,
constructed, opened or dedicated for public use or travel, or for
the common use of occupants of buildings abutting thereon, except
in accordance with the provisions of this chapter.
