A building or structure may be erected or altered, to be used either in whole or in part, and a lot may be used or occupied for any of the following uses and no other, provided that such uses, buildings or structures shall comply with such regulations as yard, lot sizes, lot width, building area and heights, impervious surfaces, easements, buffer yards, off street parking and other provisions as specified herein.
A.
Uses by right. Any of the following uses shall be permitted, provided that the regulations of this chapter have been met:

A.
The following dimensional regulations shall apply to senior citizen housing (use B-14):
(1)
Minimum tract area: 40 acres.
(2)
Minimum lot width: 700 feet.
(4)
Maximum net density for senior citizen housing: eight dwelling units per acre.
(5)
Maximum impervious coverage: 0.40.
(6)
Maximum building coverage: 0.15.
(7)
Maximum percent of total floor area which can be used for nonresidential uses: 10%.
A.
Commercial retirement development shall be planned as a unified use with senior citizen housing as the primary use in the development.
B.
All other uses permitted by right or by special exception in the CR District, with the exception of uses A-1, Agriculture and horticulture, and F-1, Utility operating facility, must be associated with the senior citizen housing through an administrative or organizational relationship, proof of which shall be submitted with the preliminary plans for any development within this district. Such nonresidential uses shall be limited to those designed for the use and needs of the residents of the senior citizen housing.
C.
The site design, area and dimensional requirements for multifamily developments as specified in Articles IV, Use Regulations, and V, General Requirements, shall apply to the development of senior citizen housing.
D.
All utilities, including telephone and television cables, shall be placed underground within lot lines.
