The standards and requirements contained in
this article shall apply as minimum design standards for mobile homes,
mobile home lots and mobile home parks. Whenever other Township ordinances
or regulations impose more restrictive standards and requirements
than those contained herein, the more restrictive shall apply.
In addition to the requirements of this article, all new mobile home parks, and expansions to mobile home parks, shall follow the procedure specified in this chapter for preliminary plans and final plans (see Article
III) and Chapter
220, Zoning.
Streets, curb and shoulders shall conform to the street standards of §§
194-25 and
194-33.
Alleys shall conform to the standards of §
194-26.
Driveways shall conform to §
194-27. Driveways to all mobile homes must access onto the interior street or access drive system of the mobile home park. Direct driveway access to an existing adjoining public street is prohibited.
Access drives shall conform to §
194-28. Additionally, a tangential arc shall round the cartway edge at all intersections of both streets and access drives with a minimum radii of 55 feet.
Recreation and nonlicensed vehicle lanes shall conform to §
194-29.
Off-street parking spaces shall comply with Chapter
220, Zoning, and §
194-30 of this chapter.
Sidewalks shall comply with §
194-32. Sidewalks shall be provided along both sides of streets and access drives and, where necessary, to connect mobile homes to parking compounds and service buildings.
Mobile home parks shall conform to the stormwater management standards specified in Chapter
185, Stormwater Management.
Mobile home parks shall conform to the floodplain standards specified in Chapter
220, Zoning.
Mobile home parks shall conform to the wetland standards specified in §
194-40.
Mobile home parks shall conform to the steep slope conservation standards specified in §
194-42.
Refuse disposal and recycling shall conform to the standards of §
194-47.
A. Mobile home park refuse disposal sites shall be provided
at locations which are not more than 100 feet from any mobile home
space, and no less than 50 feet from the mobile home park boundary.
Containers shall be provided in sufficient number and capacity to
properly store all refuse.
B. All refuse shall be collected at least once weekly
and comply with current recycling requirements. Where suitable collection
service is not available, the mobile home park operator shall provide
this service. All refuse shall be collected and transported in enclosed
vehicles or containers.
Lighting shall be provided in accordance with §
220-48B of Chapter
220, Zoning.
Landscaping shall be provided within the mobile home park boundary area, as established in Chapter
220, Zoning. This area shall conform to §
194-41.
Easements located within a mobile home park shall conform to §
194-36.
Mobile home parks shall conform to monumentation specified in §
194-37.
Mobile home parks shall conform to the park and open space provisions of §
194-46.
Historical features shall conform to the historical feature provisions of §
194-45.
Carbonate areas shall conform to the carbonate areas provisions of §
194-48.
Wellhead protection shall conform to the wellhead protection provisions of §
194-49.
Common open space requirements shall conform to the common open space requirements of §
194-50.
