A. 
A landscaped area of at least 25 feet shall be provided on land developed in any district other than a residence district which adjoins any existing or proposed publicly owned park or recreational land.
B. 
Wherever a residence district or use adjoins any nonresidential district there shall be provided a landscaped buffer area of at least 25 feet in width in each such abutting nonresidential district. Such buffer zone shall not be used for storage, structures, parking or other similar accessory uses unless specifically relaxed by the Planning Board in accordance with these regulations. Such buffer shall be maintained as indicated on the site plan.
C. 
Landscaping.

(1) 
The minimum percentage of the plot are area designated as landscaped areas as required for each zoning district shall be landscaped and maintained as indicated on the site plan. This minimum percentage shall include the required landscape areas along all street frontages and any required rear and side yard buffers. Landscaping is required along each street frontage for a minimum depth of eight feet and shall comprise a minimum of 10% of the lot area. Trees shall be required along street frontages in accordance with the Village construction standards contained in Appendix A.[1] Existing vegetation may be substituted for new planting as approved by the Planning Board. In addition, landscaped areas along street frontage shall be provided with permanent in-ground irrigation systems. The landscaping plan may require replacement of trees or vegetation permitted to be cleared pursuant to § 108-22A and require the applicant for site plan approval to post bond to insure such replacement.

(2) 
Additional nonresidential zone street frontage landscape requirements. Landscape planting and fencing in accordance with Village standard construction details shall be provided unless a reduction is approved by the Village Board of Trustees.
D. 
Fencing and/or screen planting. Unless specifically waived or otherwise amended by the Planning Board, wherever a buffer zone is required to protect residential properties, a six-foot-high chain-link fence with hedge fence type or comparable attached shall be required and the buffer area seeded and planted in accordance with the village construction standards.

E. 
Modification of buffer requirements. The Planning Board, after public hearing in the manner prescribed by law, may permit modifications to the buffer requirements when an applicant determines that other means can be taken to protect adjoining properties.
