A. Permitted uses: All manufactured homes shall be located
in a mobile home district subject to the minimum requirements of Part
7 of the New York State Health Law and site plan review by the Planning
Board. All other locations in the Village are hereby prohibited.
B. Manufactured home parks shall be connected to the
public water and sewage systems of the Village, if available, and
shall have fire hydrants located per recommendations of the Village
Fire Chief.

A. Purpose. The purpose of this district is to provide for the establishment
of industrial uses essential to the development of a balanced economic
base and to regulate its development so it will not be detrimental
or hazardous to the surrounding community.
B. Permitted uses with site plan review.
(1) Enclosed manufacturing industries.
(2) Enclosed warehouse or wholesale use.
(4) Enclosed service and repair.
(5) Machinery and transportation equipment, sales, service and repair.
(6) Enclosed industrial processes and service.
(7) Freight or trucking terminal.
C. The following uses are permitted after issuance of a special use
permit by the Planning Board:
(1) Aviation landing field, helicopter landing pad.
(3) Development in flood area.
(4) Extraction of natural products, including but not limited to drilling
for gas or oil.
(5) Adult entertainment business.
(6) Telecommunications facilities.
(8) Other industrial uses upon the finding by the Planning Board that
such use is of the same general character as those permitted and which
will not be detrimental to the other uses within the district or to
the adjoining land uses.
The following uses of land and/or buildings
are prohibited:
B. Machinery wrecking yards.
D. Blast furnaces, except in enclosed areas within the
Industrial A District.
G. Manufacture or processing of fertilizer, bone, rubber,
asphalt, ammonia, chlorine.
H. Manufacture or refining of petroleum, gas or explosives.
I. Bulk storage of explosives.
K. Unenclosed manufacturing or processing of goods and/or
material except in the Industrial District with Planning Board approval
and issuance of a special permit where required.
Wherein prescribed, any district containing
a flood hazard area as shown on the Federal Insurance Rate Map, such
area is subject to the further regulations of the Flood Hazard Ordinance
as duly adopted by the Village of Waverly.
