A building or structure may be erected or used and a lot may be used or occupied for any of the following uses and no other. All uses permitted by right or by special exception are subject to the specific regulations in Article XV for individual uses, in addition to the requirements contained in this and other sections.
A.
Uses by right shall be as follows:
(1)
Single-family detached dwellings.
(2)
Retail uses specifically listed as follows: hand craft or specialty shops, art or framing gallery, photographer, artist of stained glass, artisan studio, dressmaker, milliner, tailor, leather workshop, iron work shop, basket shop, tinsmith, ceramic or pottery shop, shoemaker, jeweler, gem work, needle craft shop, fabric shop, candle maker, blacksmith, lamp shade shop, doll hospital, glass blower, lace maker, clock repair shop, toy shop, hobby shop, cabinet maker shop, woodwork shop, printer shop, paint store, locksmith shop, cosmetic shop, antique shop, candy shop, spice store, bakery shop, riding apparel and equipment shop, upholstery shop, furniture refinishing shop, television repair shop, video shop, museum/library.
(3)
The office uses specifically listed as follows: government, real estate broker, stock or bond broker, paper broker, food broker, commodity broker, physician, chiropractor, dentist, optician, psychologist, podiatrist, veterinarian, lawyer, accountant, investment counselor/advisor, architect, child guidance counselor, wedding consultant, estate planner, career counselor, surveyor, advertising and direct mail, telephone answering service, banking and saving and loan, and engineering, employment, travel, insurance or ticket office.
(4)
The teaching of cooking or crafts.
(5)
A restaurant.
(6)
A residence in combination with a permitted commercial use is permitted provided that the following special regulations shall also apply:
(a)
A maximum of two dwelling units in combination with a single commercial use per structure shall be allowed.
(b)
All residential uses shall contain full kitchen and bath facilities within the individual unit.
(c)
A private yard of at least 200 square feet shall be designated on site for each dwelling unit.

(d)
The dwelling unit access shall be separate from that of the commercial.
(e)
Off-street parking spaces as required for both the commercial and residential uses shall be provided.
(7)
Uses and structures accessory to permitted uses.
B.
Conditional uses.
(1)
Uses other than those set forth above may be permitted in the H-C District by the Board of Supervisors as a conditional use. Conditional use approval may be granted provided that the use for which such approval is sought complies with all of the following standards:
(a)
Such use shall be of the same general nature as those permitted as of right.
(b)
Such use shall be of the same general nature and character as were the uses in the original village.
(c)
Such use is in accordance with the spirit, purpose and intent of the Historical Commercial District.
(d)
Such use conforms with all of the other applicable requirements of the Historical Commercial District and of this chapter in general.
C.
Prohibited uses. The following uses shall not be permitted in the HC District:
