A building may be erected or used, and a lot may be used or occupied, for any of the purposes set forth in § 80-11, R-1 Residence District uses, and for no other, subject to the same procedures for said uses as outlined in Subsections A through F thereof.
A. 
Lot area and width. A lot area of not less than 10,000 square feet per family shall be provided for every building hereafter erected or used in whole or in part as a dwelling. Each lot shall have a frontage on at least one street of not less than 100 feet.
B. 
Building area. Not more than 35% of the area of each lot may be occupied by buildings.
C. 
Front yard. There shall be a front yard on each street on which a lot abuts, which shall be not less than 30 feet in depth, except as provided in § 80-37 hereof. The front yard on the long side of a corner lot may be reduced to a depth of not less than 15 feet.
D. 
Side yards. There shall be two side yards on each lot, which shall be not less than 25 feet in aggregate width, neither of which shall be less than 10 feet in width.
E. 
Rear yard. There shall be a rear yard on each lot, which shall be not less than 25 feet in depth.
F. 
Notwithstanding the provisions of Subsections A through E hereof, where an entrance door is provided which faces a side yard lot line and there is not provided a structure or dwelling door that is parallel to the street line, the distance from the entrance door facing the side yard lot line shall be equal to the front door depth required in Subsection C. If an additional entrance door is provided which faces the other side yard lot line, that door location in relation to the side yard distance shall be governed by the provisions of Subsection D.
