Town of Phillipsburg, NJ Article X Residential (R-50) Zone

§ 625-50 Purpose.

It is the purpose of this zone to provide appropriate areas of the Town for higher density, predominantly residential development.

§ 625-51 Permitted uses.

In the Residential (R-50) Zone, no lot shall be used and no structure shall be erected, altered or occupied for any purpose except the following:

A. All uses permitted in the Residential (R-75) Zone.

§ 625-52 Permitted accessory uses.

Permitted accessory uses shall be as follows:

A. Private garages and carports.

B. Swimming pools and other recreational facilities for residential uses and normally conducted on individual lots.

C. Fences, lampposts, trellises and storage sheds.

§ 625-53 Conditional uses.

Conditional uses shall be as follows:

A. Community residences for the developmentally disabled and community shelter for victims of domestic violence (see Article XVIII).

B. Multiple-family dwellings (See Article XVIII).

C. Home occupations (See Article XVIII).
