The purpose of this district is to preserve and maintain the
integrity of the unique and historic, low-density and primarily single-family
character of the district while allowing for the reasonable use of
its structures and land, preserving open space, and providing for
and regulating accessory uses and home occupations and certain nonresidential
uses as permitted by special exception.
Land, buildings, or premises shall be used by right for only
one or more of the following uses:
A. Dwellings, single-family detached.
B. Municipal buildings and uses.
C. Park, open space, tot lot, or playground.
The following use is permitted by conditional use only, subject to the applicable provisions of Article
XVIII:
The following uses are permitted by special exception only, subject to the applicable provisions of Articles
XVII and
XXIII:
A. Public or private utility facilities or buildings that service one or more land uses within the Borough, subject to §
213-123.
B. Religious or philanthropic uses, excluding hospitals, sanatoriums, and correctional or penal institutions, subject to §
213-125.
C. Public or private schools, subject to §
213-126.
D. Family day-care homes, subject to §
213-127.
E. Professional home office or studio, subject to §
213-128.
The following uses are permitted as accessory uses incidental
to the uses permitted by right:
A. Off-street parking in accordance with Article
XIV of this chapter.
B. Garages (private) for the exclusive purpose of storing vehicles or
household goods belonging to and intended for the use of the occupant
of the principal use.
C. Utility sheds for the exclusive purpose of storing household goods belonging to and intended for the use of the occupant of the principal use, subject to §
213-106.
D. Private swimming pools and other private recreational uses, subject to §
213-110.
E. Signs, when erected and maintained in accordance with Article
XV of this chapter.
F. No-impact home-based business, subject to §
213-107.
G. Satellite antennas for satellite communication, subject to §
213-109.
