A. 
The Village is hereby divided into zones or districts, as shown on the Official Zoning Map titled "Zoning Map for the Village of Cooperstown," which, together with all explanatory matter thereon, is hereby adopted by reference and declared to be a part of this chapter.[1] The Official Zoning Map shall be identified by the signature of the Mayor of the Village attested by the Village Clerk, and bearing the Seal of the Village under the following words: "This is to certify that this is the Official Zoning Map referred to in § 300-4A of the Zoning Law of the Village of Cooperstown, New York," together with the date of the adoption of this chapter.

B. 
If, in accordance with the provisions of this chapter, changes are made in district boundaries or other matter portrayed on the Official Zoning Map, such changes shall be made on the Official Zoning Map promptly after the amendment has been approved by the Village Board of Trustees, together with an entry on the Official Zoning Map as follows: "On (date), by official action of the Village Board of Trustees, the following change (changes) were made in the Official Zoning Map: (brief description of the nature of change)," which entry shall be signed by the Mayor of the Village and attested by the Village Clerk.
C. 
The amending law shall provide that such changes or amendments shall not become effective until they have been duly entered upon the Official Zoning Map. No amendment to this chapter that involves matter portrayed on the Official Zoning Map shall become effective until after such change and entry have been made on said map.
D. 
No changes of any nature shall be made in the Official Zoning Map or matter shown thereon except in conformity with the procedures set forth in this chapter. Any unauthorized change of whatever kind by any person or persons shall be considered a violation of this chapter and punishable as provided in this chapter.
E. 
Regardless of the existence of purported copies of the Official Zoning Map which may from time to time be made or published, the Official Zoning Map which shall be located in the office of the Village Clerk shall be the final authority as to the current zoning status of land and water areas, buildings and other structures in the Village.
In the event that the Official Zoning Map becomes damaged, destroyed, lost or difficult to interpret because of the nature or number of changes and additions, the Village Board of Trustees may by resolution adopt a new Official Zoning Map which shall supersede the prior Official Zoning Map. The new Official Zoning Map may correct drafting or other errors or omissions in the prior Official Zoning Map, but no such correction shall have the effect of amending the original Zoning Law or any subsequent amendment thereof. The new Official Zoning Map shall be identified by the signature of the Mayor of the Village, attested by the Village Clerk, and bear the Seal of the Village under the following words: "This is to certify that this Official Zoning Map supersedes and replaces the Official Zoning Map adopted (date of adoption of map being replaced) as part of the Zoning Law of the Village of Cooperstown, New York."

A. 
Boundaries indicated as approximately following the center lines of streets, highways, alleys, streams, or watercourses shall be construed to follow such center lines.
B. 
Boundaries indicated as approximately following platted lot lines shall be construed as following such lot lines. Exception to this shall include:

(1) 
To be included in the adjacent Commercial District, only that part of the lot situated on the northeast corner of Chestnut and Beaver Streets, known as Tax Map No. 131.05-2-11.00, from Chestnut Street southeast along the northeast lot line for 96 feet, then south to Beaver Street.
(2) 
To be included in the adjacent Residential (R-3) District, only that part of the lot situated at 82 Chestnut Street, known as Tax Map No. 131.05-1-58.02, East 338,690, North 982,850.

C. 
Boundaries indicated as approximately following Village limits shall be construed as following Village limits.
D. 
Boundaries indicated as following shorelines shall be construed to follow such shorelines, and in the event of change in the shoreline shall be construed as moving with the actual shoreline; boundaries indicated as approximately following the center line of a creek or river shall be construed to follow such center line.
E. 
Boundaries indicated as parallel to or extensions of features indicated in Subsections A through D above shall be so construed. Distances not specifically indicated in the Official Zoning Map shall be determined by the scale of the map.
F. 
In other circumstances not covered by Subsections A through E above, the Board of Appeals shall interpret the district boundaries.
