The following regulations shall apply in all
zoning districts:
A. In the S, R-1 and R-2 Districts, any use not specifically
listed in the authorized uses for the zoning district shall not be
permitted in that zoning district.
B. In the C-1, C-2 and I Districts, any use not specifically listed in the authorized uses for the zoning district shall not be permitted in that zoning district, unless such use is authorized by the Borough Council as a conditional use. The authority for the Borough Council to grant approval of a use which is not specifically listed in the authorized uses for a zoning district as a use by conditional use shall be limited to those uses which meet the applicable express standards and criteria for "all other uses not specially listed as permitted or conditional use in any zoning district," as specified in §
225-118 NN of this chapter.
C. Accessory uses or structures which are customarily
accessory to principal structures or uses which are authorized as
conditional uses or uses by special exception shall be permitted as
accessory uses by right.
D. In all R Residential and S Conservancy Zoning Districts,
when a single-family dwelling or two-family dwelling is proposed,
only one principal structure shall be permitted on a lot.
E. In all zoning districts where authorized by this chapter,
two or more multifamily dwellings may occupy the same lot; two or
more nonresidential buildings may occupy the same lot; and two or
more authorized nonresidential uses may occupy the same building,
provided, in all cases, that all applicable requirements for each
of the structures or uses can be met on the lot.
F. In all zoning districts, all accessory structures
shall be located on the same lot with the principal structure to which
they are accessory.
G. Where one parcel of property is divided into two or
more different zoning district classifications, each portion of the
property shall be used independently in its respective zoning district
classification and, for the purposes of applying the regulations of
this chapter, each portion shall be treated as a separate and distinct
parcel.
