The purpose of the S Conservancy Zoning District
is to encourage the conservation of open space and the preservation
of steep slopes and other fragile environmental features such as landslide-prone
soils, undermined areas, wetlands, watercourses, natural habitats,
trees, woodlands and flood-prone areas.
In the S Conservancy District only the following
uses are authorized:
A. Permitted uses.
(1) Principal uses:

Farming, general gardening, and growing of trees
and nursery stock, not including roadside displays or commercial signs.
(c)
Reforestation and public open space reservation.
(2) Accessory uses:
(a)
Signs, subject to Article
XV.
(b)
Off-street parking areas (public or private) and off-street loading, subject to Article
XIV.
(c)
Accessory uses customarily incidental to and
on the same lot with any permitted use, conditional use or use by
special exception authorized in this zoning district.
(d)
Private residential swimming pools or tennis courts, subject to §
225-122 C(1).
(e)
Private parking garages and accessory storage buildings, subject to §
225-122C(8).
(g)
Temporary construction trailers or model sales offices, subject to §
225-126.
(i)
Keeping of domestic pets.
B. Conditional uses.
(1) Principal uses:
(d)
Educational, religious or philanthropic institution, subject to §
225-118M.
(e)
Greenhouse or horticultural nursery, subject to §
225-118S.
C. Uses by special exception.
(1) Principal uses:
(a)
Temporary use or structure, other than a construction trailer or model sales office, subject to §
225-118II.
(b)
Public utility buildings or structures, subject to §
225-118FF.
In the S Conservancy District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article
XVI.
A. Minimum lot area.
(1) Single-family dwelling: 20,000 square feet.
(2) All other principal uses: one acre.
B. Minimum lot width.
(1) Single-family dwelling: 125 feet.
(2) All other uses: 150 feet.
C. Maximum lot coverage: 30%.
D. Minimum front yard: 30 feet.
E. Minimum rear yard.
(1) Single-family dwelling: 40 feet.
(2) All other principal structures: 40 feet.
F. Minimum side yard.
(1) Single-family dwelling: 15 feet.
(2) All other principal structures: 25 feet.
(3) Accessory structures: 15 feet.

J. Maximum height.
(1) Single-family dwellings: two stories but no more than
30 feet.
(2) All other principal structures: three stories but
no more than 45 feet.
(3) All accessory structures: one story but no more than
15 feet.
