The purpose of the C-1 Shopping Center District
is to provide for the location of businesses with a market area larger
than that of the immediately adjacent neighborhood, and which is characterized
by heavy vehicular access and parking requirements, and in some instances
by large building area requirements. Low-density residential and industrial
use of the land is prohibited, as well as any other use which would
substantially interfere with the continuation or development of the
commercial structures and uses in the zoning district.
In the C-1 Shopping Center District only the
following uses are authorized:

recreation.

Retail and wholesale distribution of beverages.

Restaurant; catering business.
(y)
Theater and places of assembly.

In the C-1 Shopping Center District all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article
XVI.
A. Minimum lot area.
(1) Mid-rise or high-rise apartments: one acre.
(2) Use group development: 40,000 square feet.
(3) Lots for other authorized principal uses: 20,000 square
feet.
B. Minimum lot width.
(1) Mid-rise or high-rise apartments: 200 feet.
(2) Use group development: 100 feet.
(3) Lots for other authorized principal uses: 75 feet.
C. Maximum lot coverage: 90%.
D. Maximum dwelling unit density.
(1) High-rise apartments: 36 units per acre.
(2) Mid-rise apartments: 15 units per acre.
E. Minimum front yard: 25 feet.
F. Minimum rear yard.
(1) All principal and accessory structures adjacent to
any "R" District: 25 feet.
G. Minimum side yard.
(1) All principal and accessory structures adjacent to
and "R" District: 25 feet.
H. Distance between buildings (where two or more buildings
are on one lot): 20 feet.
J. Permitted projections into required yards: see §
225-123.
K. Maximum height.
(1) High-rise apartments: 100 feet.
(2) Mid-rise apartments: five stories, but no more than
60 feet.
(3) All principal structures: three stories, but no more
than 45 feet.
(4) All accessory structures: one story, but no more than
15 feet.
