The Agricultural and Rural Residence Districts
AR are primarily for agriculture and nonfarm or suburban residential
uses. In them, no building or other structure shall be built, altered
or erected to be used for any purpose other than that of:
A.
Any form of agriculture, animal husbandry or horticulture,
including the storage, processing and sale of farm products, a substantial
amount of which must be produced on the premises, except that the
following uses are prohibited on lots smaller than five acres in size:

A one-family dwelling and its accessory buildings
and uses.
C.
Two-family dwellings.
D.
Production of forest products and forest industries.
E.
Public and private parks, playgrounds, recreational
camps, golf courses and tennis courts.
F.
Ski tows.
A.
Area per dwelling unit and lot dimensions.
(1)
For a one-family dwelling unit the minimum land area
per dwelling unit shall be 40,000 square feet and the minimum width
of the lot at the front building line on any street shall be 150 feet.
However, the above shall not apply to prevent construction of a one-family
dwelling on a lot, existing prior to the date of this enactment and
not adjoined at the side by other unoccupied land in the same ownership,
having an area of not less than 20,000 square feet and a width at
the front building line of not less than 100 feet.

For a two-family dwelling or pair of semidetached
dwellings, the minimum land area shall be 40,000 square feet and the
minimum width of the lot at the front building line shall be not less
than 150 feet.
B.
Front yards. No building or part of a building other
than an open porch, steps, eaves and cornices and similar fixtures
shall extend nearer to the street line than 50 feet, or nearer to
the center line of a street than 75 feet, whichever requires the greater
setback from the street line.
C.
Rear yards. There shall be a rear yard with a depth
of not less than 50 feet.
D.
Side yards.
(1)
For a single-family residence, there shall be two
side yards each having a minimum width of 20 feet.
(2)
For a two-family dwelling, there shall be two side
yards with a total width of not less than 40 feet and a minimum width
of one side yard of not less than 14 feet.
(3)
For each semidetached dwelling, there shall be a side
yard of not less than 20 feet.
E.
Height. For each foot that the height of a building
or other structure exceeds 35 feet, the total width of the two side
yards shall be increased by two feet.
A.
No detached barn, garage or other accessory building
shall be placed closer to a side or rear property line than 10 feet,
closer to the street line than 10 feet at the rear of the rear main
wall of the principal building and, on a corner lot, closer to the
street line of the side street than a distance equal to 1/2 the width
of the lot up to a distance which need not exceed 75 feet. In relation
to an attached garage or carport built as a structural part of a dwelling,
with or without breezeway connection, the same side and front yards
shall be required as for a dwelling, and such side yards shall be
measured from the outer walls or roof lines of such garage or carport.
An attached garage or carport may extend into a rear yard.
