A.
Primary intended use. The Open Space District is designed to restrict development on parcels of land essentially unimproved and set aside, dedicated or designated or reserved for recreation use or enjoyment. Consistent with that objective only the following structures and uses shall be permitted:
(1)
Park and outdoor recreation uses of the type which involve essentially unimproved land and only those structures, off-street parking and other improvements that are designed to be incidental to the natural openness of the land.
(2)
Athletic fields or other recreational uses of an active or team nature.
(3)
Accessory uses customarily associated with the above uses, provided that such accessory uses are incidental to the primary use, do not change the character of the primary use and serve only the primary use.

Required conditions. The following conditions must be complied with in the Open Space District:
