For the purposes of this chapter, the Township of
Westtown is hereby divided into nine base zoning districts, which
are designated as follows:

Overlay districts.

Further, certain areas are considered to be
overlays on the base zoning districts. These areas are as follows:

Districts of annexed area. Any territory hereafter
added to the Township shall be considered to be zoned R-1 Residence
District until otherwise classified by action of the Township of Westtown.
D.Â
Lot sizes. No lot shall be so reduced that the area
of the lot or the dimensions of the required open space shall be less
than herein prescribed.

The boundaries of all base zoning districts shall
be as shown upon the map attached to and made a part of this chapter,
which shall be designated the Westtown Township Zoning Map. Said Zoning
Map and all notations, references, and other things shown thereon
shall be made a part of this chapter, as if the matters and things
shown by said map were all fully described herein.[1]

The boundaries between districts are, unless otherwise
indicated, either the center line of streets or railroad rights-of-way
or such lines extended or parallel thereto.

Where figures are shown on the Zoning Map between
a street and a district boundary line, they indicate that the district
boundary line runs parallel to the street line at a distance therefrom
equivalent to the number of feet so indicated.
C.Â
Where the boundaries of a single district are indicated
as including directly opposite sides of a street, lane, lake, or watercourse,
or the right-of-way of a power line or other public utility or any
portion of its length, the district so indicated shall be construed
to apply to the entire bed of such street, lane, lake, watercourse,
or right-of-way of such power line, railroad, or other public utility
lying within such portion of its length.
D.Â
Where a district boundary is indicated as approximately
following a lot or other property line, such lot or property line
shall be construed to be such boundary.
