For the purposes of this chapter the Town of Lima is hereby divided into the seven following classes of districts.
Agricultural Use District
A Districts
Residence Use District
R Districts
General Business Use District
B Districts
Industrial Use District
M Districts
Land Conservation District
L-C Districts
Planned Development District
P-D Districts
Mining, Quarrying and Land Excavation District
Q Districts
The boundaries of these districts are hereby established on a map entitled "Zoning Map of the Town of Lima," which map, together with all explanatory matter thereon, is hereby adopted by reference and is declared to be a part of this chapter.[1]

Where a district boundary line, as appearing on the Zoning Map, divides a lot or land in single ownership as existing at the time of this enactment, the use authorized on and the district requirements applying to the less restricted portion of the property shall be construed as extending into the remaining portion of the property beyond the district boundary lines for a distance not exceeding 35 feet. Otherwise, unless shown to the contrary on the Zoning Map, the boundary lines of districts are the center lines of streets and alleys or such lines extended, railroad right-of-way lines, the center lines of creeks and waterways, the corporate limits line as it existed at the time of the enactment of this chapter.

This chapter regulates the location, design, construction, alteration, occupancy, and use of buildings and other structures and the use of land in the Town of Lima and divides the Town into land use districts. The provisions of this chapter shall be considered the minimum requirements for the promotion of the public health, safety, convenience, comfort, and general welfare. It is not intended by this chapter to interfere with or abrogate or annul any easement, covenant, or other agreement between parties; provided, however, that when this chapter imposes a greater restriction on the use of structures or land or on the heights of structures, or requires larger open spaces, or imposes any higher standards than are imposed or required by any easement, covenant, or agreement, the provisions of this chapter shall control. Where the requirements of this chapter differ from the requirements of another applicable statute, law, ordinance, rule, or regulation, the more restrictive standard shall govern, except and unless this chapter specifically states otherwise.
