Mobile homes legally placed on lots prior to
the effective date of this chapter may be replaced by newer or more
modem mobile homes as long as they comply with a minimum of 700 square
feet.

A structure may be placed on any vacant nonconforming
lot, irrespective of its area or width, provided that:
A. Said lot is a lot of record in existence as entity
at the time of passage of this chapter.
B. The owner of the lot does not own an adjoining lot.
C. Each side yard is not less than 12 feet.
D. Any side yard adjoining a side street is not less
than 15 feet.
E. The rear yard is not less than 20 feet.
F. The front yard is not less than 15 feet.
G. When an unimproved lot is situated between two improved
lots, each having a principal building within 25 feet of the side
lot line of the unimproved lot, the front yard may be reduced to a
depth equal to that of the greater front yard of the two adjoining
lots; provided, however, that it may not be reduced below 15 feet.
