The purpose of this district is to delineate those areas where predominantly residential development has occurred or will be likely to occur in accordance with the Village Plan, to improve the character of residential areas by requiring standards of land use and lot and building size which accurately reflect existing and desirable future development and to protect the integrity of residential areas by prohibiting the intermixture of incompatible nonresidential uses.
In the R-1 Residential District, no building or premises shall be used and no building shall be erected or altered except for one or more of the following uses:
A. 
Single-family detached dwelling.
B. 
Single-family attached dwelling, limited to no more than two dwelling units.
C. 
Public or parochial school.
D. 
Church, parish house, convent, rectory.
E. 
Public library, other public building or use, fire stations.
F. 
Accessory building or use.
G. 
Off-street parking for uses permitted in the Residence District.

H. 
Accessory uses customarily incidental to any of the above uses when located on the same lot and not involving the conduct of a business, including a private garage for use of the residents of the premises.

The following special uses shall be permitted upon authorization of the Board of Appeals:
A. 
Home occupation.
B. 
Three- or four-family dwelling, by conversion of existing building.
C. 
Cemetery.
D. 
Public utility structure or use.
E. 
Day-care facility.
F. 
Wind energy conversion systems.
G. 
Accessory apartments.
H. 
Dish- or tower-type antennas.
I. 
Family day-care home.
J. 
Park or playground.
K. 
Private swimming pool.
