This is a chapter regulating and restricting
the height, number of stories, and size of buildings and other structures;
their construction, alteration, extension, repair, maintenance, and
all facilities and services in or about such buildings and structures,
the percentage of lot that may be occupied, the size of yards, courts,
and other open spaces; the density of population and the location
and use of buildings, structures and land for trade, industry, residence
or other purposes; and the establishment and maintenance of building
lines and setback building lines upon any or all public roads or highways
of the Township of Upper Southampton.
This chapter shall be known as and may be cited
as the "Upper Southampton Township Zoning Ordinance."
The purpose of this chapter is the promotion
of the public health, safety, morals and general welfare, by:
A. Encouraging the most appropriate use of land.
B. Providing for adequate open space in the development
of lands.
C. Conserving the value of buildings and natural physical
features of land.
D. Avoiding congestion of traffic.
E. Avoiding congestion of population.
F. Providing for adequate light and air.
G. Securing safety from fire, panic, flood, and other
dangers.
H. Facilitating the adequate provisions of transportation,
water, sewerage, schools, parks and other public facilities.
I. Giving reasonable consideration, among other things,
to the character of the district and its peculiar suitability for
particular uses.
J. Implementing the goals, policies, and proposals of
the Comprehensive Plan of Upper Southampton Township heretofore adopted
in principle as a general guide for the future development of the
Township.
In interpreting and applying the provisions
of this chapter these provisions shall be held to be the minimum requirements
for the promotion of the public health, safety, comfort, convenience,
and general welfare. Where the provisions of any statute, other ordinance
or regulation impose greater restrictions than this chapter, the provisions
of such statute, ordinance, or regulation shall be controlling.
