For the purpose of these regulations, certain words herein are
defined as follows:
APPLICANT
The owner, subdivider, developer or his authorized agent
who makes application under the provisions of these regulations.
BOARD
The Planning Board of the Village of Centre Island.
BUILDING INSPECTOR
The duly designated planning inspector employed by the Village
of Centre Island and assigned to the Board.
LOCATION MAP
A map drawn to scale which shows the relation of the proposed
subdivision to all the adjoining property surrounding the subdivision.
MASTER PLAN
A Comprehensive Plan that may be adopted by the Planning
Board pursuant to § 7-722 of the Village Law of the State
of New York, which shall indicate the general locations recommended
for the various functional classes of public works, places and structures
and for the general physical development of the Village of Centre
Island, and includes any unit or part of such plan separately adopted
and any amendment to such plan or parts thereof.

OFFICIAL MAP
The map filed with the Nassau County Clerk and established
by the Board of Trustees of the Village of Centre Island as the Official
Map of the Village of Centre Island, and any amendments thereto or
any map subsequently established in lieu thereof.

PLAT
The final map showing the plan of subdivision to be submitted
to the Board for approval and which, if approved, will be duly filed
by the applicant with the County Clerk.
PRELIMINARY LAYOUT
The preliminary map showing the proposed subdivision layout
to be presented to the Board for its consideration.
PRELIMINARY SKETCH
A preliminary rough drawing superimposed on a topography
survey indicating the proposed layout of the proposed subdivision
to be subsequently submitted in the preliminary layout to the Board.
RIGHT-OF-WAY
The area shown on the plat or map as set aside for highway
purposes, the width of which extends from property line to property
line.
SUBDIVISION
The division of any parcel of land into two or more lots,
plots, sites or other divisions, with or without the creation of any
new roads or streets. The division and transfer of property between
adjacent property owners which does not create a new lot or reduce
the size of any existing lot area, dimensions or building setbacks
below the minimum requirements for the zoning district on which it
is located shall not constitute a subdivision.

The Board may waive any of these rules or regulations except
those required by law.
All applications for the approval of subdivision plans now pending
before the Board shall comply with these regulations.
These regulations are subject to amendment.
