The applicant shall observe the following general requirements
and principles of land subdivision:
A. The proposed subdivision shall conform to the Building Zone Code
of the Village of Centre Island, the Official Map and the Master Plan, if any, affecting
the area and the drainage regulations and Board of Health requirements
of Nassau County for land proposed for subdivision.
B. It shall be suitable for building sites and of such a character that
it can safely be used without menace to health or peril from fire,
flood or other menace.
The rights-of-way shall be in accordance with those shown on
the approved plat of the subdivision and shall conform to the following:
A. Minor or residential roads shall have a minimum right-of-way of 50
feet.
B. Feeder or secondary roads shall have a minimum right-of-way of 60
feet.
C. The actual width of major roads shall be determined by the Board
but shall not be less than 80 feet.
D. Gutters shall be two feet wide.
E. Shoulders shall be two feet wide.
F. Water main sleeves of two-inch inside diameter shall be installed
under proposed paved roads for each plot not having access to mains
on the near side of the road.
G. Gas main sleeves of two-inch inside diameter shall be installed for
each plot under proposed paved roads where the lot has access to the
water main on the near side of the road.
The pavement shall be located as shown on the typical cross-section
map and shall be constructed in accordance with the following specifications:
A. Width. The pavement, including gutter slabs, shall be measured across
gutters, and the width shall be 22 feet for minor or residential roads.
B. Material and construction (minimum).
(1) The subgrade shall be shaped to the approval cross section with all
soft material removed and thoroughly compacted by rolling with a roller
at least 10 tons in weight.
(2) Base course.
(a)
A broken stone base shall be filled with small stone mechanically
bonded to a compacted thickness of four inches minimum; or
(b)
A macadam base of broken stone shall be penetrated with bituminous
material not less than 1 1/2 gallons per square yard to a compacted
thickness of four inches minimum.
(3) The top wearing course shall be bituminous concrete in accordance
with Nassau County Department of Public Works specifications to a
compacted thickness of two inches.
The gutter shall be located as shown on a typical cross-section
map and shall be constructed in accordance with the following specifications:
A. Gutter slab, when required, shall be six inches thick, two feet wide
(one-to-two-to-four mix) reinforced with six by 6 6/8 mesh.
No retaining walls shall be placed within the highway area.
Monuments shall be constructed of reinforced concrete. The top
surface shall be six by six inches, the length or depth 30 inches
and shall be installed not more than two inches above the finished
grade after the pavement and gutters have been set.
Street signs shall be placed at all intersections and shall
be constructed and installed as approved by the Board.
Stripped topsoil shall be left on individual plots.
All signs located on the premises shall comply with the provisions
of the Building Code and Building Zone Code of the Village.
It shall be the duty of the developer to inform prospective
owners that there is no municipal collection of garbage.
If streetlights are installed in the subdivision, it shall be
the duty of the developer to bear the cost of installation and maintenance,
unless said installations are on state or County roads.
