In addition to the purposes expressed in §
370-2 and the community development objectives of §
370-5 of this chapter, it is the purpose of this district to provide for and allow small office buildings containing less than 6,000 square feet in size which have as their primary characteristic the residential appearance of single-family homes or townhouses. Properties developed under the provisions of this district provide adequate off-street parking and are intended to be designed, landscaped, and maintained to blend commercial office uses into adjoining residential uses. This district is located in residential areas which also contain established locally oriented nonresidential districts and which have good vehicular access.
A building may be erected or used, and a lot may be used or
occupied, for any of the following purposes and no other:
A. Offices for administrative, executive, professional and other similar
uses the normal attributes of which do not involve the actual storage
for sale, exchange, or delivery of merchandise on or from the premises
and provided no such building shall exceed 6,000 square feet in gross
floor area.
B. A bank, savings and loan or other financial institution provided
the total square footage occupied by such use does not exceed 3,000
square feet.
C. Signs in accordance with the provisions governing Neighborhood Commercial Districts under Article
XXI herein.
The following regulations shall apply in this district:
A. Public sewer and water. All properties developed under the provisions
of this district shall be serviced by both public water and public
sewer.

The minimum front, side, or rear yard abutting an existing residential development or existing residentially zoned property shall be 50 feet and shall be provided with an effective screen pursuant to the provisions of § 320-34D of Chapter 320, Subdivision and Land Development.

Points of vehicular ingress and egress between street and all
off-street parking and service areas shall be so located and so controlled
that vehicles can be moved from such parking and service areas to
the street only by way of such designated points of ingress and egress;
no parking area shall be permitted which might allow or encourage
the backing of vehicles directly into a street. Unless specifically
accepted by the Township Supervisors, no internal roadways or access
ways shall be deemed "streets" within the meaning of this section.
No merchandise, equipment, or other products for sale shall
be displayed or stored on a lot within a front yard or within a side
yard abutting a street.
Wherever a rear yard or a side yard abuts directly upon a residential district, the lot lines along such yards shall be provided with an effective screen pursuant to the provisions of §
320-34D of Chapter
320, Subdivision and Land Development.
All of the provisions of §
370-183 herein, dealing with off-street parking, shall be applicable with regard to use or development under this district except to the extent that such provisions are inconsistent with the following:
A. Not less than 6.5 parking spaces shall be provided for each 1,000
square feet of net usable office space exclusive of stairways, closets,
bathrooms, and storage areas.
B. In addition to required off-street parking spaces, a separate and
distinct forty-foot-by-ten-foot loading and unloading zone shall be
provided for each development under this district exceeding 100,000
square feet in gross building area.
