Prior to the granting of final approval, the subdivider shall
have installed or shall have furnished performance guaranties for
the ultimate installation of the following:
A. Street pavements constructed of two-inch compacted bituminous concrete
(State Department of Transportation Mix No. 5) with a four-inch stone
or equivalent base on a subgrade made stable and unyielding. Major
streets shall be constructed with four-inch bituminous concrete pavement
on eight-inch stone or equivalent. Street pavement widths shall be
no less than 28 feet for short minor streets, 36 feet for collector
streets and 40 feet for major streets, on stable base. If approved,
streets may be constructed in stage depths.
B. Concrete curbs and gutters. Concrete curbs and gutters [Class B,
six inches by six inches by 18 inches] will be required where lot
widths are less than 100 feet at the curbline or where drainage conditions
warrant.
C. Streetlighting. Appropriate streetlights shall be installed where
designated by the Planning Board.
D. Four-inch concrete sidewalks four feet wide, if the subdivision is
of sufficient size in the opinion of the Planning Board to require
same.
F. Shade trees, to be located on the street line so as not to interfere
with utilities or sidewalks.
G. Topsoil protection. No topsoil shall be removed from the site or
used as spoil. Topsoil removed during the course of construction shall
be redistributed as to provide at least six inches of cover to all
areas of the subdivision and shall be stabilized by seeding or planting.
H. Monuments, to be of the size and shape required by Section 4 of Chapter
358 of the Laws of 1953, and to be placed in accordance with said
statute.
I. Storm drainage. Facilities as designated by the Planning Board adequate
to handle all present and probable future development, including,
as necessary, both earthwork and structures such as pipe, culverts,
inlets, catch basins, manholes, etc. Drainage pipes shall be reinforced
concrete meeting State Department of Transportation specifications
with headwalls or flared end-pieces.
J. Water supply and sewerage. The Planning Board may require the developer
to install acceptable water supply or sewage disposal systems when
it is necessary for the health and welfare of the Township.
