A. 
This chapter shall be enforced by the Building Inspector/Code Officer, who shall be appointed by the Town Board, in the same manner and with the same powers as practiced or provided under the Building Code; and by the Planning Board.
B. 
No land use permit or certificate of occupancy shall be issued and no permit or license for any purpose shall be issued by any official of the Town of Coxsackie if the same would be in conflict with the provisions of this chapter.
A. 
No building or structure shall be erected, added to or structurally altered, nor shall any land be used until a permit therefore has been issued by the Building Inspector/Code Officer in accordance with the provisions of this chapter and until all provisions of the Uniform Fire Prevention and Building Code and any other regulation of the Town of Coxsackie have been met. Notwithstanding the preceding sentence, building and zoning permits shall not be required if the reasonable fair market value of the construction does not exceed $1,000.
B. 
All applications for land use permits shall be filed with the Building Inspector/Code Officer in triplicate. Applications shall be accompanied by a payment as set by the Town of Coxsackie Fee Schedule[1] and three copies of a plot plan, drawn to scale and accurately dimensioned showing the location of all existing and proposed buildings and structures on the lot and such other information as may be required by the Building Inspector/Code Officer and the Planning Board to determine compliance with this chapter. The application shall be reviewed by the Planning Board at its next regular meeting and will be approved, disapproved or approved with conditions within 90 days from the date of a submittal of a complete and proper application before the Building Inspector/Code Officer issues the land use permit. One copy of the plans shall be returned to the applicant.

Fees and charges of the Town of Coxsackie for such matters related to this chapter, including building permits, certificates of occupancy, certificate of occupancy searches, and application fees for the Building Inspector/Code Officer, Planning Board and Zoning Board of Appeals regarding building permits, site plan review, special permits, variances, signage, amendments, subdivision and recreational fees in lieu of land and other similar Town fees and charges shall be set forth in a fee schedule established by the Town Board by resolution.
B. 
The Town Board shall, each year, at its organizational meeting, readopt its fee schedule for the new Town fiscal year. The Town Board shall also have the power to amend the fee schedule, from time to time, in its discretion when circumstances warrant such changes to the fee schedule. The schedule of fees shall be available for public inspection in the office of the Building Inspector/Code Officer.

No land shall be used or occupied and no building or structure hereafter erected, altered or extended shall be used or changed in use until a certificate of occupancy has been issued by the Building Inspector/Code Officer in accordance with the provisions of this chapter and until all provisions of the Uniform Fire Prevention and Building Code and any other regulation of the Town of Coxsackie have been met.
B. 
All certificates of occupancy for new or altered buildings or structures shall be applied for coincident with the application for a land use and/or building permit. Such certificate of occupancy shall be issued within 10 days after the erection or alteration shall have been approved as complying with the provisions of this chapter.
