The O-B Zone District is designed for a building or a group of buildings in single ownership, no part of which shall be erected, enlarged, altered, arranged or designed to be used, in whole or in part, except for one or more of the following uses:
A.
Principal uses.
(1)
Offices for professional or business uses.
(2)
Laboratories devoted exclusively to research product development and testing, engineering development and sales development.
(4)
Customary and conventional farming operations as permitted by § 160-128A(3), including the construction of residences that are accessory to such farming operations, and customary farm buildings as permitted by § 160-128B(7).

(5)
Municipal parks, playgrounds, buildings and uses deemed appropriate and necessary by the Township Committee of the Township of White.

B.
Accessory uses. Uses customarily incidental to the principal uses pursuant to Subsection A above and conducted on the same lot, including:
(1)
Parking areas and parking structures for the storage of motor vehicles in connection with the permitted operation.
(2)
Maintenance and utility shops for the upkeep and repair of buildings and structures on the site and equipment used on the site.
(3)
Central heating and power plants for furnishing heat and energy to structures on the site only.
(4)
Water, drainage, sewerage, fire protection and other utility facilities.
(5)
Educational facilities for training and study connected with the operation and activities of the owner or tenant.
(6)
Wholly enclosed structures for the storage of documents, records, testing, research and experimental equipment.
(7)
Communication facilities, including antenna masts.
(8)
Cafeterias and sundry shops for the retail sale of food and other articles to employees and trainees.
(9)
Recreational and health care facilities for employees and trainees.
(10)
Living quarters for custodians or caretakers.
(12)
Customary farm buildings for the storage of products or equipment located on the same property as the primary use.
