A. 
Every mobile dwelling park shall have a minimum of 5,000 square feet and no less than 200 square feet per mobile dwelling of recreational area for the public use of persons living in the mobile dwelling park furnished by the mobile dwelling park. This area must be one contiguous piece of property, excluding setbacks, roads, road right-of-way and parking area.
B. 
The Planning Board, on a condition of approval, may establish such conditions on the ownership, use and maintenance of open spaces as it deems necessary to assure the preservation of such open spaces for their intended purposes.
C. 
It is recommended that this recreation area be centrally located, but other areas may be better utilized for this purpose, depending on topography and location of mobile dwelling parks.
D. 
It is recommended that additional paved or graveled parking areas be provided to accommodate additional vehicles owned by residents or visitors, i.e., two spaces for every five mobile dwellings.
