The R-1 Low-Density Residential District is comprised of those
areas where single-family detached dwellings are predominant. This
district generally coincides with potential sewer and water utility
service areas; however, the actual availability of these services
is likely to occur at different times, in different areas. As a result,
permitted densities and design standards have been adjusted according
to the availability of these public utilities.
Permitted uses shall be as follows:
A. Any form of agriculture or horticulture and related buildings and uses subject to the provisions of Article
VII.
B. Single-family detached dwellings.
D. Accessory buildings and uses customarily incidental to the above permitted uses, including no-impact home-based businesses subject to the provisions of §
240-91.

The following uses are permitted when a special exception is
granted by the Zoning Hearing Board after public hearing. In granting
any special exception, the Zoning Hearing Board may attach conditions
to its approval which are necessary in order to preserve and protect
the character of the district.
A. Churches and related uses, subject to the provisions of §
240-93.
B. Home occupations, subject to the provisions of §
240-90.
C. Family/caregiver suite, subject to the provisions of §
240-115.6.
D. Accessory dwelling units, subject to the provisions of §
240-115.7.
E. Public utility structures, subject to the provisions of §
240-96.
F. Conversion of existing dwellings, subject to the provisions of §
240-83.
G. Noncommercial keeping of livestock, subject to the provisions of §
240-98.
H. Accessory buildings and uses customarily incidental to the above
permitted uses.
The following uses are permitted when a conditional use is granted
by the Board of Supervisors after a public hearing. In granting any
special exception, the Board may attach conditions to its approval
which are necessary in order to preserve and protect the character
of the district.
A. Open space development, subject to the provisions of §
240-106.
The Table of Design Requirements for Principal Uses in the R-1
District is included at the end of the chapter.
The following regulations apply to unattached buildings for
accessory uses:
B. Front yard minimum depth. The minimum building setback from all streets
shall be that distance as required for principal buildings, plus an
additional 15 feet.
C. Side yard. The minimum distance to any interior side lot line shall
be 10 feet.
D. Rear yard. The minimum distance to any rear lot line shall be six
feet.

for principal uses is outlined in the design requirements of the R-1
District, included at the end of the chapter.
