Principal permitted uses on the land and in buildings shall
be as follows:
A. Detached single-family homes.
E. Community residences for the developmentally disabled; community
shelters for victims of domestic violence; community residences for
the terminally ill; and community residences for persons with head
injuries.
Accessory uses shall be as follows:
B. Private garages, either attached or detached; see §
215-154 herein and §
215-79A for additional regulations.
D. Fences and walls. (See Article
XVII.)
E. Park and playground areas.
F. Temporary construction trailers and one temporary sign not exceeding
32 square feet, advertising the prime contractor, subcontractor(s),
architect, financing institution and similar data for the period of
construction beginning with the issuance of a construction permit
and concluding with the issuance of a certificate of occupancy or
one year, whichever is less, provided that said trailer(s) and sign
are on the site where the construction is taking place, are not on
any existing proposed street or easement and are set back at least
30 feet from all street and lot lines. There shall be at least one
working telephone in the trailer.
A. No principal building shall exceed 35 feet in height and 2.5 stories
as measured from the existing grade before construction to the top
of the building or highest peak of the roof.
B. No accessory building shall exceed 20 feet in height and 1.5 stories
as measured from the existing grade before construction to the top
of the building or highest peak of the roof.
C. Residential buildings shall have a peaked roof.
A. Area and yard requirements for principal permitted uses shall be
as follows:
(1)
Minimum lot frontage: 175 feet.
(2)
Minimum lot width: 175 feet.
(3)
Minimum lot depth: 175 feet.
(4)
Minimum side yard: 25 feet.
(5)
Minimum front yard: 10 feet.
(6)
Minimum rear yard: 35 feet.
(7)
Minimum lot area: 1.00 acre.
(8)
Maximum density: four dwelling units per acre; however, the
permitted density shall be subject to receipt of County Health Department
/ New Jersey Department of Environmental Protection approval of the
septic systems and wells.
B. Area and yard requirements for accessory structures shall be as follows:
(1)
Minimum distance to side lot line: five feet.
(2)
Minimum distance to rear lot line: five feet.
(3)
Minimum distance to other building: 10 feet.
(4)
No accessory structure shall be permitted in the front yard.
C. Maximum building coverage: 20%.
D. Maximum impervious coverage: 50%.
A. Each individual use shall provide parking spaces according to the minimum requirements of the New Jersey Residential Site Improvement Standards (RSIS). Design/construction standards for parking and loading are contained in Chapter
164, Site Plan Review, §
164-25.
B. No private parking area or driveway shall be located within five
feet of any property line.
