The Borough of Mifflinburg is hereby divided into the following
districts:
A. (RS) Residential-Suburban. The purpose of this district is to provide
lands for single-family detached residential development. Multiple-family
dwelling uses on larger lots and supportive nonresidential uses are
provided for on a limited basis. Manufactured housing units with the
exception of mobile homes are allowed in this district.
B. (RU) Residential-Urban. The purpose of this district is to provide
standards for the continued utilization of existing neighborhoods
of mixed residential types and densities. Supportive nonresidential
uses are provided for on a limited basis. This district correlates
with older Borough neighborhoods of primarily residential use and
allows the use of manufactured housing with the exception of mobile
homes.
C. (RMH) Residential-Manufactured Housing. The purpose of this district
is to provide lands for all types of manufactured housing in addition
to conventionally constructed housing. Supportive nonresidential uses
are provided for on a limited basis.
D. (A) Agriculture. The purpose of this district is to encourage the
continued utilization of lands well suited for agricultural pursuits.
Future Borough growth may suggest the utilization of these lands for
development; however, utilities do not generally exist in these areas.
E. (DD) Downtown District. The purpose of this district is to maintain
downtown Mifflinburg as a center for commercial, governmental, civic,
and professional activities.
F. (C) General Commercial. The purpose of this district is to provide
lands for all types, retail and wholesale, of commercial and professional
activities. This district is not for manufacturing activities, with
the exception of craft activities associated with commercial sales.
G. (CM) Commercial Manufacturing. This district encompasses a unique
area of Mifflinburg where commercial and manufacturing activities
are intermixed.
H. (OSR) Open Space and Recreation. This district is earmarked exclusively
for active and passive recreational activities.

The location and boundaries of the zoning districts are hereby established as shown on the Official
Zoning Map of the Borough of Mifflinburg, maintained on file in the office of the Borough. The Official
Zoning Map and any amendments thereto are hereby made a part of this Chapter. Sample zoning maps that may from time to time be published are not official and are intended only for informational purposes.

If uncertainty exists as to the boundary of any district shown on the Official
Zoning Map, the Zoning Hearing Board shall determine the location of such boundary in accord with appeal procedures.
