1. Use Regulations.
A. Permitted Uses:
(1) Retail business establishments.
(2) Wholesale business establishments.
(5) Personal service and repair facilities.
(10) Public and quasi-public uses.
(11) Industrial land developments.
(13) Group child-care home or child-care center.
(17) Bed-and-breakfast establishments.
(18) Hotel or motel.

B. Special Exception Uses:
(1) Meat-processing facilities.
(2) With respect to existing structures:
(a) Multifamily land developments.
2. Area and Bulk Regulations and Controls.
A. All Permitted Uses, Except Industrial Land Developments:
(1) Minimum lot size: 20,000 square feet.
(2) Minimum lot width: 100 feet.
(3) Maximum impervious surface: 90%.
(4) Maximum building coverage: 50%.
(5) Minimum yards:
(b) Side: 10 feet; 20 feet (abutting residential district).
(c) Rear: 20 feet; 30 feet (abutting residential district).
(6) Maximum building height: 35 feet.
(7) Other supplemental regulations may apply.
B. Industrial Land Developments:
(1) Minimum lot size: five acres.
(2) Minimum lot width: 600 feet.
(3) Maximum impervious surface: 90%.
(4) Maximum building coverage: 50%.
(6) Minimum distance between buildings: 40 feet.
(7) Maximum building height: 35 feet.
(8) Public sewage and water facilities are required.
(9) A landscaped buffer area shall be provided along all external boundaries adjoining single- or double-family residential uses.
(10) Off-street parking area shall be enclosed within landscaped buffer area.
(11) Other supplemental regulations may apply.
C. Meat-Processing Facilities:
(1) Minimum lot size: 40,000 square feet.
(2) Minimum lot width: 125 feet.
(3) Maximum impervious surface: 30%.
(4) Minimum yards:
(a) Distance from any residential use or district: 500 feet.
(5) Maximum building height: 35 feet.
D. Adult Uses:
(1) Minimum lot size: 20,000 square feet.
(2) Minimum lot width: 200 feet.
(3) Minimum building coverage: 30%.
(4) Minimum impervious coverage: 60%.
(5) Other supplemental regulations may apply.
3. Special Exception Criteria.
A. Meat-Processing Facilities:
(1) Public sewage and water facilities are required.
(2) All operations shall be enclosed within buildings.
(3) Certain supplemental regulations may apply.
B. All Residential Uses:
(1) Applicants are encourage to maintain existing buildings for commercial or manufacturing uses.
(2) A landscaped buffer area shall be provided along all external boundaries adjoining any commercial or manufacturing use.
(3) All dwelling units shall comply with all the coverage, height, area, and dimension standards established in the RU and RS Districts.
C. Adult Uses:
(1) No adult use shall be located within 500 feet of any residential district.
(2) No adult use shall be located within 1,000 feet of any public park or playground, school, church, child-care facility or other area where minors congregate.
(3) No adult use shall be located within 500 feet of any other adult use.
(4) No adult use shall be conducted in any manner that permits the observation of any material depicting, describing or related to specified sexual activities or specified anatomical areas from any public way or from any property not permitted as an adult use. This provision shall apply to any display, decoration, sign, show window, door, or other opening.
(5) Screening shall comply with §
29-506 of this Chapter.
(6) No adult use shall be conducted in any manner that violates any of the provisions of §
29-510, Off-Street Parking, of this Chapter.
(7) No adult use shall be located within 500 feet of any establishment licensed by the Pennsylvania Liquor Control Board to dispense alcoholic beverages.
(8) Outdoor lighting shall comply with §
29-518 of this Chapter.
(9) No signs shall depict, display or describe any portion of the human anatomy or specified sexual activities as defined in Part
2 of this Chapter. Signage shall comply with §
29-516 of this Chapter.
(10) Any adult use that violates any provision of this Chapter or any other applicable Borough ordinance shall have its zoning permit terminated within 30 days of being found in violation by the District Magistrate.
