The regulations for an R-1 — Residential District are designated to promote, provide for and protect single-family residences in harmony with the existing uses of the Township.

1. 
Single-family detached dwellings, with the exception of mobile homes, as defined in Part 3 hereof.
2. 
Churches and other places of worship.
3. 
Public schools and private schools in accordance with Part 16, § 1601, Subsection 7.
4. 
Municipal recreation areas.
5. 
Municipal buildings and fire companies.
6. 
Public utility transmission lines and distribution systems.
7. 
Home occupations.
8. 
Tilling of soil and raising of crops.
9. 
Gardening.
10. 
Signs pertaining to the above uses and meeting the requirements of Part 18 and not exceeding 7 1/2 square feet.
11. 
Accessory buildings.
12. 
Bed-and-breakfast establishments, provided the conditions specified in Part 16, § 1602, Subsection 8, Bed-and-Breakfast Establishments, are met.

Public pumping stations.

The height of a building shall not be greater than 35 feet nor less than one story.

The following area regulations shall apply, except that the requirements of this section shall not apply to public pumping stations:
1. 
The lot area per dwelling shall not be less than 43,560 square feet (one acre).
2. 
The lot area for nonresidential uses shall not be less than 43,560 square feet (one acre).

The following width regulations shall apply, except that the requirements of this section shall not apply to public pumping stations:
1. 
The lot width shall be not less than 25 feet at the front street line measured at the street right-of-way line and 100 feet at the front building line.
2. 
The lot width at the building setback line on culs-de-sac shall be not less than 100 feet.
3. 
No more than two flag lots in a row shall be permitted.

The following yard regulations shall apply, except that the requirements of this section shall not apply to public pumping stations:
1. 
Front yard depth: 35 feet.
2. 
Side yards: two required, 15 feet each in an interior lot. On a corner lot, the side yard abutting the street shall be not less 35 feet.
3. 
Rear yards: 25 feet.
4. 
Accessory structures may be within 10 feet of the rear lot lines.

The coverage shall be no more than 30% of the lot area; provided, however, that such coverage requirements shall not apply to public pumping stations.
